Planning Board closes hearing but defers vote on 150 Lincoln Road townhouse

LINCOLN — May 13, 2025 — Lincoln Planning Board defers vote on four-unit Lincoln Road townhouse, continues case to May 27. The board closed the public hearing on the by-right project at 150 Lincoln Road — a 6,811-square-foot, 31-foot-tall townhouse replacing a single-family home on a 90,794-square-foot R-2 parcel — but Member Margaret Olson's motion to approve with five conditions failed. Architect Darwin of Flow Design Architects, presenting for owner Fabio Andres in place of Marcos Severino, agreed to motion sensors on the 285-lumen rear-door fixtures and 785-lumen garage fixtures. Abutter Mary Rosenfeld, 62 feet away at Greenridge, pushed for recessed vestibules and a midnight shutoff; Adam Stark, calling from Nashville airport as owner of 154 Lincoln Road, asked the board to "hold off an approval" until the shared-driveway easement is resolved. The board separately approved as a minor change a 250-square-foot Tack Room patio expansion at 145 Lincoln Road for the Rural Land Foundation, including a three-panel folding glass door replacing three fixed windows.
