Planning Board presents three MBTA zoning maps ahead of October decision

LINCOLN — September 26, 2023 — Lincoln Planning Board previews three MBTA Communities zoning options before March town vote. At the Sept. 26 meeting, Planning Director Paula Vaughn and Select Board member Jennifer Glass walked residents through Options A, B and a newer Option C that uses an August state guidance change to claim 125 units of credit from a rezoned village center overlay — eliminating the need to rezone anything in North Lincoln. Several residents urged dropping Options A and B; one called Option C "a freebie" and urged the board to "take the win." Rural Land Foundation Chair Michelle Barnes said the village center rezoning is essential to a phased mall redevelopment with Civico, starting with roughly 50 units above renovated commercial space. The board separately approved minor-change site plan reviews at 11 Oak Meadow and 11 Stratford Way. A multi-board meeting Oct. 10 will choose one option; town meeting votes March 23, 2024, by simple majority.
