Lincoln Home Prices Climb as Two Multimillion-Dollar Sales Top $3.9 Million

LINCOLN -- Seventeen property transfers were recorded in Lincoln between June 19 and July 18, but only 11 listed a sale price, with the disclosed figures ranging from $595,000 to $4,065,000 and a median of $1,795,000.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 17 transactions in Lincoln during the period, of which 11 disclosed a consideration amount. Those prices ranged from $595,000 to $4,065,000, with a median of $1,795,000. The remaining six transfers listed no sale price, a common feature of deed data for transfers into or between family trusts. Based on the raw count, transaction volume for the period was in line with a typical month for a town of Lincoln's size, though the high share of undisclosed prices limits a full picture of market pricing.

TOP SALES The highest-priced transaction was 70 Todd Pond Road, which sold for $4,065,000 on June 29. The property transferred from the Risser Realty Trust, with Thomas A. Risser as trustee, to Viviany R. Taqueti and Aaron D. Aguirre. At 93 Old Sudbury Road, Andrew J. and Kirsten N. Shilling sold their property for $3,900,000 on July 15 to Nancy Styles, trustee of the Styles Realty Trust. The third-highest sale was 8 Silver Hill Road, which closed for $3,450,000 on July 9, transferring from the Andrew Hollister Armstrong Gabelman Trust Number One to Timothy E. and Judith M. Heffernan, as trustees. At 123 Lincoln Road, Christopher W. and Carrie Stamos sold to Debra L. Gettelman and Robert E. Koelzer for $2,460,000 on June 25. Rounding out the top five, 45 Weston Road sold for $2,311,000 on June 26, with sellers Neil B. Middleton and Susan Allen transferring the property to Layne and Kimberly Ainsworth.

NEIGHBORHOOD BREAKDOWN Todd Pond Road recorded two sales during the period: the $4,065,000 sale at 70 Todd Pond Road and a $595,000 sale of a condominium unit at 50 Todd Pond Road Unit 6B, sold June 30 by Sue Warner and the estate of Susan Dee Keller to Thomas Barrasso and Tina Kambil. No other street had more than one recorded sale. By price tier, three of the disclosed sales fell between $500,000 and $1 million: 50 Todd Pond Road Unit 6B ($595,000), 12 N Commons Unit R ($700,000), and 103 S Great Rd ($835,000). Three sales fell between $1 million and $2 million: 4 Farrar Road ($1,500,000), 79 Autumn Lane ($1,550,000), and 31 Huckleberry Hill Road ($1,795,000). Five sales exceeded $2 million: 45 Weston Road, 123 Lincoln Road, 8 Silver Hill Road, 93 Old Sudbury Road, and 70 Todd Pond Road.

MARKET NOTES Five of the six transfers with no disclosed price were transfers within the same family into or between revocable trusts, based on matching or closely related grantor and grantee names: 12 Bypass Road, 160 Tower Road, 5 Brooks Road, 64 Baker Bridge Road, and 36 Hemlock Circle. A sixth undisclosed-price transfer, 140 Lincoln Road Unit 113, involved different parties -- seller Dorothy Fallon and buyers William G. and Sean Buckley -- and does not fit that pattern. Three of the 17 recorded transfers were condominium units rather than single-family properties: 140 Lincoln Road Unit 113, 50 Todd Pond Road Unit 6B, and 12 N Commons Unit R. One transaction, the $835,000 sale of 103 S Great Road, involved a corporate buyer, Restoration Acquisition Partners LLC, purchasing from James C. and Ann Marie Pianka as trustees. Bedroom, bathroom and square-footage figures were not available in the deed data for any of the recorded sales.
