Lincoln's priciest home sale tops $4 million as high-end deals lead the month

LINCOLN -- Fifteen properties changed hands in Lincoln between June 26 and July 25, with recorded sale prices ranging from $595,000 to $4,065,000 and four of the transactions taking place on Todd Pond Road and within family trusts.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 15 property transfers in Lincoln during the period. Of those, 10 included a disclosed consideration amount, ranging from $595,000 to $4,065,000, with a median sale price of $1,672,500. The remaining five transfers did not include a disclosed price, which is common for deed records and does not necessarily indicate the properties were sold below market value. With 15 recorded transfers in a single month, activity was in line with a typical month for a town of Lincoln's size, though four of those transfers were intra-family or estate-related conveyances rather than open-market sales to unrelated buyers.

TOP SALES The month's highest-priced transaction was 70 Todd Pond Road, which sold for $4,065,000 on June 29. The sellers were listed as Risser Realty Trust and Thomas A. Risser, trustee; the buyers were Viviany R. Taqueti and Aaron D. Aguirre. The second-highest sale was 93 Old Sudbury Road, which sold for $3,900,000 on July 15, with Andrew J. and Kirsten N. Shilling as sellers and Nancy Styles, trustee of the Styles Realty Trust, as buyer. At 8 Silver Hill Road, the Andrew Hollister Armstrong Gabelman Trust Number One sold the property for $3,450,000 on July 9 to Timothy E. and Judith M. Heffernan, as trustees. A single-family home at 45 Weston Road sold for $2,311,000 on June 26, with sellers Neil B. Middleton and Susan Allen conveying to buyers Layne and Kimberly Ainsworth. Rounding out the top five, 31 Huckleberry Hill Road sold for $1,795,000 on June 30, with seller Karin J. Carlson conveying to buyer Connie S. Herbstman.

NEIGHBORHOOD BREAKDOWN Todd Pond Road accounted for two of the period's 15 transfers. In addition to the $4,065,000 sale at 70 Todd Pond Road, a condominium unit at 50 Todd Pond Road, Unit 6B, sold for $595,000 on June 30; the sellers were Sue Warner and the estate of Susan Dee Keller, and the buyers were Thomas Barrasso and Tina Kambil. No other street had more than one recorded transfer during the period. By price tier, two sales closed under $1 million (the Todd Pond Road condo unit at $595,000 and 103 South Great Road at $835,000); four sales closed between $1 million and $2 million; and four sales closed above $2 million, topped by the two transactions exceeding $3.9 million.

MARKET NOTES Four of the five transfers without a disclosed price appear to be transfers within the same family into a trust: 12 Bypass Road (Steven R. and Linda B. Kanner to themselves as trustees), 160 Tower Road (Spencer and Lauren Lane to themselves as trustees), 5 Brooks Road (Mark A. and Sandra Berlin Walker to themselves as trustees), and 64 Baker Bridge Road (Angel Mario Noguiera and Ehren D. Miller Noguiera to themselves as trustees). These filings do not represent open-market sales, and no motivation for the transfers can be determined from the deed data. A fifth undisclosed-price transfer, a condominium unit at 140 Lincoln Road, Unit 113, involved a sale from Dorothy Fallon to William G. and Sean Buckley. One transaction, 103 South Great Road, involved a corporate buyer, Restoration Acquisition Partners LLC, which purchased the property for $835,000 from James C. and Ann Marie Pianka, as trustees. The dataset does not include bedroom, bathroom or square-footage figures, so no price-per-square-foot comparisons can be made.
