LINCOLN -- A sale at 70 Todd Pond Road closed at $4,065,000 in late June, leading 16 recorded transfers in Lincoln between June 12 and July 11, a period in which five of 11 price-disclosed transactions exceeded $2 million and the median sale price reached $1,795,000.

MARKET OVERVIEW Sixteen transactions were recorded in Lincoln during the 30-day period. Of those, 11 carried disclosed consideration amounts, ranging from $500,000 to $4,065,000 with a median of $1,795,000. The five transactions without disclosed prices included four — at 160 Tower Road, 5 Brooks Road, 64 Baker Bridge Road, and 36 Hemlock Circle — in which the same individuals appeared as both grantor and grantee, a pattern consistent with conveyances into family trusts. All price statistics are drawn from the 11 disclosed sales only. Sixteen recorded transfers in a single month represents a notable volume of activity for a community of Lincoln's size.

TOP SALES 70 Todd Pond Road, the period's highest transaction, closed June 29 at $4,065,000. Viviany R. Taqueti and Aaron D. Aguirre purchased the property from the Risser Realty Trust, with Thomas A. Risser as trustee.

8 Silver Hill Road sold July 9 for $3,450,000. Timothy E. Heffernan and Judith M. Heffernan, each acting as trustee, purchased from the Andrew Hollister Armstrong Gabelman Trust Number One, with Andrew Gabelman as trustee.

123 Lincoln Road sold June 25 for $2,460,000. Debra L. Gettelman and Robert E. Koelzer purchased from Christopher W. Stamos and Carrie Stamos.

45 Weston Road sold June 26 for $2,311,000, with Layne Ainsworth and Kimberly Ainsworth as buyers and Neil B. Middleton and Susan Allen as sellers.

15 Mackintosh Lane rounded out the top five, closing June 17 for $2,020,000. Magdalena Kuenkel and Zachary M. Ruff purchased from a revocable trust held by Nicholas A. Covino Jr.

NEIGHBORHOOD BREAKDOWN Todd Pond Road generated two sales at sharply different price points: 70 Todd Pond Road at $4,065,000 and the condominium at 50 Todd Pond Road Unit 6B, which sold June 30 for $595,000; the sellers were listed as Sue Warner and the estate of Susan Dee Keller.

Lincoln Road also saw two transactions: 123 Lincoln Road at $2,460,000, and 140 Lincoln Road Unit 113, for which no price was disclosed; Dorothy Fallon sold the unit to William G. Buckley and Sean Buckley.

North Commons recorded two condominium sales: 12 North Commons Unit R sold June 25 for $700,000 to Megan McCoy, and 8 North Commons Unit 8C sold June 18 for $500,000 to Aaron Madow and Raquel Jorge Fernandes.

The remaining disclosed transactions — 8 Silver Hill Road, 4 Farrar Road ($1,500,000), 31 Huckleberry Hill Road ($1,795,000), 45 Weston Road, and 15 Mackintosh Lane — were each single sales on individual streets, priced between $1,500,000 and $3,450,000.

MARKET NOTES Five of the 11 disclosed sales, or approximately 45 percent, exceeded $2 million. All three condominium unit sales with disclosed prices — 50 Todd Pond Road Unit 6B, 12 North Commons Unit R, and 8 North Commons Unit 8C — fell between $500,000 and $700,000, while every disclosed single-family transaction came in at or above $1,500,000, a clear split between the attached and detached segments of Lincoln's market.

One June 18 transaction listed only "Lincoln, MA" as the property location, without a street address. The grantee was the City of Cambridge and the consideration was $800,000; the grantors were listed as trustees Ellen B. Meadors and Andrew Stevenson. The deed data does not describe the type or specific location of the parcel.
