Lincoln Home Prices Span $835,000 to $3.9 Million in July Deed Filings

LINCOLN -- Twelve property transfers were recorded in Lincoln between July 3 and Aug. 1, with disclosed sale prices ranging from $835,000 to $3,900,000 and a median of $1,525,000 among the eight sales that listed a price.

MARKET OVERVIEW The registry recorded 12 transfers in the four-week period, eight of which listed a consideration amount. Disclosed prices ranged from $835,000 to $3,900,000, with a median sale price of $1,525,000. Four of the 12 transfers listed no sale price, a share consistent with typical deed-recording patterns and not, by itself, evidence of a slow or active market. Based on raw count alone, a dozen recorded transfers in one month is a moderate volume for the town.

TOP SALES The month's highest-priced transaction was 93 Old Sudbury Rd, which sold for $3,900,000. Sellers were Andrew J. Shilling and Kirsten N. Shilling; the buyer was Nancy Styles, trustee of Styles Realty Trust. The second-highest sale was 8 Silver Hill Rd at $3,450,000, sold by Andrew Gabelman, trustee of the Andrew Hollister Armstrong Gabelman Trust Number One, to Timothy E. Heffernan and Judith M. Heffernan, as trustees. The third-highest was 148 Weston Rd at $2,100,000, sold by Robert Waitt and Christie Waitt to Elizabeth Gowen. Rounding out the top five were 79 Autumn Ln at $1,550,000, sold by Robert Saxner and Kimberly Anne Pittman to David Gordon Nix and Martina Blythe Waters, and 4 Farrar Rd at $1,500,000, sold by Thomas E. Martin and Thomas Martin to Tyler R. Davis and Savannah S. Davis.

NEIGHBORHOOD BREAKDOWN No street recorded more than one sale in this period, so transfers are grouped by price tier instead. One sale fell under $1 million: 103 S Great Rd at $835,000. All three listed no sale price, consistent with the pattern that intra-family estate-planning transfers typically do not carry a disclosed consideration amount. One sale, 103 S Great Rd, went to a buyer entity, Restoration Acquisition Partners LLC, rather than an individual. One transfer, 140 Lincoln Rd Unit 113, was identified as a condominium unit based on its address designation, sold by Dorothy Fallon to William G.
