Planning Board approves Beaver Pond Road porch, continues 59 Conant Road review

LINCOLN — July 22, 2025 — Lincoln Planning Board approves small Beaver Pond porch, presses Conant Road applicants on lighting and stormwater. The board unanimously approved a 16-foot by 12-foot screen porch at 66 Beaver Pond Road for applicant Lisa Johnson, after Assistant Planning Director Jennifer Burt confirmed 58.9-foot side and 70.4-foot front setbacks and a single 765-lumen downcast sconce. Most of the meeting went to the Hyde Park Nominee Trust's proposed 7,696-square-foot, $34-feet-9-inch-tall replacement home at 59 Conant Road, which would add a greenhouse, pool, and 8,676 square feet of total calculated gross floor area on 7.3 acres. Co-Chair Lynn DeLisi questioned 32 path lights plus 18 recessed porch fixtures, telling the team "we have a dark sky" town. Semi-abutter Sara Mattes warned the home would "glow like a Christmas tree" over Valley Pond. The board voted to continue to Aug. 12 pending peer-reviewed stormwater plans from Comprehensive Environmental Inc.
